When walking through a potential home first check around the outside of the home. Most homes in Florida are a block build with stucco over. Make sure there are no holes or cracks in the stucco that could potentially leak when the sprinklers are on or when it rains. We all know how Florida loves to rain daily during the summer. 

Next you should check inside. The main areas of focus should be around any exits such as doors, windows and sliding doors. Do the same here to make sure there are not any holes or cracks for potential leaks. You should also check for discoloration as this could mean there was a leak at one point in time. 

Finally check the bathrooms. Earlier this week we received a call from a local property manager regarding sewage backup in one of their St. Augustine condominium communities. The backup affected 2 bathrooms and spread to the connected bedrooms in both of the affected 2 neighboring units. We were able to send an emergency crew to begin the extraction so the demo and drying process could begin. Water damage is one of the most common damages that occur in residential and commercial properties, so there are many things to keep in mind when it comes to water damage, one being the category of water damage. Since this was a sewage loss, this job was categorized as a category 3 loss. Keep reading below to uncover what the different categories of water are, and what you need to know about them. 

The IICRC defines the 3 categories of water as: 

Category 1: Sanitary "clean water" 

Category 2: Significantly contaminated "grey water"

Category 3: Grossly contaminated "black water" 

The different categories of water are classified by the course of the water damage and what potential contaminates it may have come into contact with. Understanding the types of water damage and the unique water removal or water cleanup solutions that are needed to successfully clean up the job is critical in preventing secondary damages in the future.

Water Damage Timeline: Why You Must Act ASAP

A Crucial Step to Any Water Damage Job

One small, yet critical step that is commonly over-looked (or maybe purposely skipped and then billed for) is a process called "monitoring" for a water damage job. Monitoring a water job consists of a technician going to the job site, documenting atmospheric readings, inspecting dry-out equipment, using moisture detection devices and technology to determine the progress and the status of the dry-out, and applying their knowledge and experience to make any necessary adjustments. 

Monitoring is a somewhat tedious, time-consuming part of the water damage restoration process. Even though it is extremely important to keep track of the saturation levels of whatever material you are in the process of drying-out; some restoration companies don't take the time to execute this small but important step. At SERVPRO, monitoring is taken seriously, and executed everyday. We use the monitoring process as a "tool" to improve the overall dry-out experience for our customers. For example: if the atmospheric readings aren't where they need to be; we might add equipment, replace equipment or exchange equipment with a bigger, more effective unit if necessary (such as a dehumidifier). Quickly Placing Equipment

Pastor Clarence from Grace Community Church explained the horror that occurred during his flood in the fellowship Hall, as he stood for 45 minutes with his hand into a spigot to prevent further water damage.  Finally help arrived when a member turned off the water valve under the sink. The Pastor knew at that time his Father’s Day service could not be canceled, but could not see how this would be possible, since the water completely flooded the back of the church and ran 10 feet into the Sanctuary. If it was any other Sunday, he would have canceled service, but not for Father’s Day. He was told to call a company that he never heard of and prayed for a miracle hoping for the best.

Everything is dry!!!  is a video of the last day of a dry-out. The build back  project will take weeks to completed. 

We have saved most of the materials in this house, albeit the extent of the water damage permanently ruined kitchen cabinetry, flooring in all of the bedrooms and both bathrooms.

Pulling up on the handle to make sure water flows freely out, and stops when you let go of the handle. If it does nothing or runs or drips, then the valve should be replaced.

 Strapping your water heater is a good idea, even if you live outside an earthquake zone. If your water heater were to fall over for any reason, it could sever the gas line and cause an explosion.

Flushing the hot water heater through the drain valve at least once a year to remove sediment buildup. You should have a drain line, usually to within about 6 inches of the floor, or plumbed outside. This is to prevent you from being scalded if the valve should open while you’re standing next to it.

Remove paper, accumulated dust or other combustibles from the heater enclosure.

Extinguish the pilot light before using flammable liquids or setting off aerosol bug bombs.

If the device is in the garage, raise it so the pilot light is 18 inches above the floor. This helps prevent ignition of gasoline vapors that collect near the floor.

Consider installing an automatic gas-shutoff valve which stops the flow of gas if the ground moves or if gas flow increases dramatically. The valve, which costs around $300, prevents fires when a gas line breaks due to flood, earthquake or other disaster.

You may also want to insulate the first 6 feet of the hot water pipe and the first 3 feet of the cold water pipe that extends from your hot water tank. Insulating the hot water pipe reduces heat loss and insulating the cold water pipe reduces “sweating” in the summer. You can find pipe wrap insulation for this purpose in most hardware stores.

Do not use pipe wrap or any other insulation within 6 inches of the draft hood or flue exhaust vent at the top of the natural gas water heater.

This is a picture of laminate flooring that was affected by flooding but was never removed. Its discoloration and warping will gradually grow worse.

Part of our responsibilities here at SERVPRO of Greater St. Augustine are to educate the public about the proper steps to take after a fire or flood. Recently we had a customer call us and ask what they should do to restore their laminate floors after a flood occurred in their home.  While restoration of materials is our number one goal, laminate flooring unfortunately can’t be restored after a flood. We always prefer to restore rather than replace, but laminate flooring holds moisture that permanently compromises the material. Once laminate flooring gets wet it begins to warp, and unlike solid wood (“real” not compressed wood) flooring the warping on laminate flooring is not reversible by drying. More so, the underlay used in laminate flooring is a vapor barrier designed to protect the flooring from moisture in the concrete slab. Sixth installment of our day in the life series. During this eventful day we visited the Vapor Shop, as the retail store reopened for business after extensive fire and smoke damage. Most of the cleaned contents are back on the shelves, there was some wine and chips and the SERVRO’s St. Augustine location is ecstatic to be able to assist this local St. Augustine business and have it back open in a short amount of time!

We then dropped in on one of our commercial cleanings projects – the St. Augustine Youth Center.  Drove out to residential fire damage (paint and seal stages), delivered supplies to a baseboard install at St. Augustine Beach home damaged by a flash flood from a nearby construction site, and finally visited one of our newer water damage projects in a brand World Golf Village neighborhood.

Update from one of our recent jobs! 

Ponte Vedra Flood - SERVPRO of Greater St. Augustine/St. Augustine Beach were dispatched over the weekend for a single family house flooding. We already wrote about this job via Social Media platforms we utilize, you can subscribe to our YouTube channel to get daily video updates! And now the interesting part! 

Our Technicians have decided to build a large containment (video) of the affected area to limit the following:

  • Financial loss - the fewer amount of air movers and DEHU's the less the cost of the claim. 
  • To target drying - when you focus on the affected area the drying goes faster - reducing the cost of the claim yet again!
  • To limit the noise. This particular family decided to stay in the home, which makes it a dreadful process. 6 mil film provides just the perfect noise block to make it bearable at night.

    We often get asked - is it dry yet? Or will you be removing the equipment today? 

    There is a science to structural drying and we do not guess, or go by what a certain material may look or feel like. We establish a dry standard and take readings to ensure it is met before any of our equipment is removed. 

    We prepared a short video to illustrate what a drywall reading may look like with a non-penetrating meter.
